Encore Capital Management is a vertically integrated real estate investment and development firm that invests in distressed and opportunistic properties across multi-family, retail, mixed-use, and master-planned communities. Encore manages over $1 billion in equity commitments across three discretionary funds, and also fundraises for specific investment vehicles on an ongoing basis. Encore employs a third party administrator to manage its funds.
The Challenge
Historically, Encore utilized three separate systems for their capital markets functions: a CRM system provided by the leading CRM vendor; a document management system provided by the leading data room vendor; and the investment accounting system used by their third party administrator. As a result, data silos had developed within Encore’s organization. “As we grew, it became a challenge to manage multiple offerings at once. The data we needed was spread out across several systems that didn’t talk to each other,” said Oscar Vasquez, Chief Operating Officer.
Compounding the problem was that all three of these systems were difficult to use. “The complexity of setting up investor access to the portal resulted in us rarely using it,” said Vasquez.
The Process
“We had reviewed other CRMs in the past, however Juniper Square was the only solution that thoroughly covered everything from fundraising to operations,” said Vasquez. “We were attracted to how easy it was to get set up in Juniper Square, and to digitally compelling, graphic data rooms, which became an essential part of our marketing campaigns,” said Vasquez.

The Results
Encore now uses Juniper Square as their CRM of record, and they market all new offerings through Juniper Square’s data rooms. Recently, they asked their fund administrator to start using the system to enable one, integrated solution for the entirety of their capital markets activity. “Our fund administrator was up and running on Juniper Square with very little training. This was incredibly helpful, because for the first time we could see online exactly what the fund administrator was seeing, and it made our working relationship a lot smoother,” said Vasquez.
