What does “enterprise value” mean, and why is it being used in nearly every conversation? Real estate investment managers are being forced to rethink their business as it becomes clear that what worked through the last cycle(s) will not work for this next cycle. Driving this change are shifts around capital sources, specifically the rise of retail capital, increased regulation, and the impact of AI and technology. These changes are forcing hard but important discussions around the durability and scalability of GPs and a focus on “enterprise value.”
